GAF Home Additions & ADU: The Santa Clarita Owner’s Guide

We install GAF-compatible roofing and exterior systems on home additions and ADUs throughout Santa Clarita, with most addition projects running $45,000 – $130,000 and detached ADUs falling between $90,000 – $220,000. If you’re reading this because a GAF product on your existing addition or ADU has failed, you’re likely seeing water stains on a ceiling, shingle granules in a gutter, or felt a soft spot underfoot on a flat section. The short version: we can match your existing GAF roof or siding, write you a fixed price before any work starts, and schedule the repair or replacement around your family’s routine.

Elmstead Remodeling Santa Clarita is an independent contractor, not a GAF dealer or affiliate. That means we don’t push one brand. We match what you already have, or we walk you through why a different GAF line might hold up better given how the sun hits that part of your house.

Which GAF Models This Applies To

A garage converted into a guest room and home office

GAF makes several roofing lines that show up regularly on Santa Clarita additions and ADUs: Timberline HDZ and Timberline UHDZ architectural shingles, Timberline Solar (less common on ADUs but present on some main-house additions), and the EverGuard TPO and PVC membrane systems used on low-slope or flat sections. The compatibility gotcha most homeowners miss: Timberline HDZ and UHDZ are not always interchangeable on a repair. While both carry a similar dimensional profile, the UHDZ has a wider exposure and heavier weight per square. Patching a UHDZ roof with HDZ shingles leaves visible seam lines and voids the wind warranty by mixing product classes.

The fastest way to identify what you have: check the ridge cap or a leftover bundle label in the garage or attic. GAF prints the product line and color name on every bundle wrapper. If you don’t have a leftover bundle, take a close photo of the exposed shingle edge and the underside of a shingle in a corner of the roof. We can match it from that. We’ve matched Timberline products on homes in Bridgeport, Valencia, and Saugus enough times to recognize the common Santa Clarita color palette: Charcoal, Weathered Wood, and Barkwood lead the list.

OEM GAF parts and accessories (ridge caps, starter strips, leak barriers, pipe boots) are what we specify by default on any addition or ADU roof. Aftermarket equivalents exist, but GAF’s warranty language is clear: using non-GAF accessories on a GAF system can void the wind and algae warranty even if the shingles themselves are GAF. The cost difference is usually under a few hundred dollars on a full roof. We don’t think that’s worth the risk on a structure you just spent five figures building.

Signs Your GAF Home Additions & ADU Is Failing

  • Granules collecting in gutters or at downspout elbows. GAF architectural shingles shed granules as they cure, but heavy granule loss within the first few years usually means a manufacturing defect or excessive heat cycling. Santa Clarita’s afternoon sun on a west-facing ADU roof accelerates this more than most owners expect.
  • Curling or lifting shingle tabs along the lower roof edge. This is often an intake ventilation issue, not a shingle issue. The fix may be adding soffit vents rather than replacing shingles, but left alone, the shingles crack and the underlayment bakes.
  • Water staining on the ceiling of the addition, especially near the shared wall with the main house. The intersection where a new addition ties into the existing roofline is the single most common leak point we repair. Step flashing gets installed wrong, or the original roofer reused old flashing and it fails within a decade.
  • A soft or spongy feel underfoot on a flat or low-slope section. On an ADU with an EverGuard membrane, this usually means water has been sitting under the membrane. The insulation board below has absorbed moisture and the decking is beginning to rot. This is not a caulk-and-move-on situation.
  • Stains or “ghosting” on the underside of roof sheathing visible from inside the attic. Dark streaking on the wood below the GAF Deck-Armor or felt underlayment tells you moisture is penetrating the underlayment even if the shingles look fine. Check this before the rainy season, not after.

Replacement Cost & What’s Included

A second-story addition that matches the existing roofline

If you need just the GAF roofing portion of an existing addition or ADU replaced in Santa Clarita, expect to pay $8,000 – $20,000 depending on square footage, slope, and whether the underlayment needs to come up. A full home addition project where we’re building from the slab or crawlspace up runs $45,000 – $130,000. A detached ADU runs $90,000 – $220,000.

GAF-Related Work Typical Santa Clarita Installed Range
GAF shingle roof replacement on existing addition/ADU $8,000 – $20,000
GAF flat-roof (TPO/PVC) replacement on ADU $9,000 – $18,000
Home addition, full build including GAF roof $45,000 – $130,000
Detached ADU construction, full build $90,000 – $220,000
Garage conversion to living space $30,000 – $80,000

Every one of those numbers gets written down before we start. The price on the paper is the price on the invoice – we put that in writing before the first board goes down. No change orders appear because the crew found something we didn’t price for. We walk the job, we measure, we note the roof pitch and the access path and the dumpster location, and then we put a fixed number in front of you.

Included on every project: shoe covers and drop cloths inside the house, a photo of the clean-up before the crew leaves, quiet tools during nap and school hours where possible, and the 365-Day Done Right Promise. If it’s not done right after the job is complete, we make it right.

DIY or Call Us?

Some things on a GAF roof an owner can safely check: whether gutters are clear, whether a shingle tab has lifted, whether caulking around a pipe boot is cracked. Taking photos and calling us costs nothing. What we’d caution against is getting on an addition or ADU roof yourself. Falls from single-story roofs injure people every year, and Santa Clarita’s tile and composition roofs get especially slick after morning dew or a light rain. Walking on a rotted deck section under an EverGuard membrane can put you through the roof literally, not figuratively.

High-pitch sections on two-story ADUs are a hard no for DIY. We send crews with proper harnesses and scaffold brackets. If you’ve spotted any of the failure signs above, call (661) 542-4056 and describe what you see. We’ll tell you over the phone whether it’s urgent or can wait, and we’ll give you an honest read before anyone schedules a visit.
